The Parkland Market

What does the Parkland pool market actually look like?

Parkland is a renovation market inside gated communities. Of the pool jobs we've classified here, 6 are renovations, 1 is a full reconstruction, and only 1 is new construction — a lot of the pools we're asked to work on date to the 1990s and 2000s and are reaching the age where a full remodel is the right call. Our overall median budget in Parkland is $45,669, and among projects over $40,000 that rises to $77,500. Renovations — most of the work here — have a median budget of $63,394.

Permits & Licensing

What decides the timeline for a pool project in Parkland?

Two processes, not one. Parkland requires a residential pool permit through the city's Building Division, following the same statewide safety framework as the rest of Florida (Florida Statutes §515.27 and §515.29 — at least one of a compliant barrier, a certified safety cover, door/window alarms, or a certified underwater alarm). On top of that, most of the gated communities we work in throughout Parkland run their own architectural review board, and that approval is separate from — and can take just as long as — the city's own permit review. Setback requirements vary by zoning district, lot type, and — in a gated community — by the association's own architectural rules, so we confirm both the applicable zoning and your ARB requirements before finalizing your design. See the full permitting guide for all five cities.

FAQ

Questions about pools in Parkland

We build in Parkland regularly. It's the one city in our territory that sits in Broward County rather than Palm Beach County, which means a different building department and a different permit process — one more reason we handle that paperwork ourselves rather than leaving it to the homeowner.

Mostly renovate. Of the pool jobs we've classified in Parkland, 6 are renovations, 1 is a full reconstruction, and 1 is new construction. Parkland is a built-out community — a lot of pools here date to the 1990s and 2000s and are reaching the age where a full remodel makes sense.

Our median project budget in Parkland is $45,669. Among renovations specifically, the median is $63,394, and our largest quoted project in Parkland came in at $265,050.

In most of the gated communities we work in throughout Parkland, yes — architectural review board (ARB) approval is a private community requirement, separate from and in addition to the city's building permit, and it can shape your timeline as much as the permit itself does. We help you work both processes at the same time instead of one after the other.

The same statewide rule applies here as anywhere else in Florida: Florida Statutes §515.27 and §515.29 require at least one of four protections on a new residential pool — a barrier at least 4 feet tall with a self-closing, self-latching gate; an ASTM-certified safety cover; door and window alarms on every opening with pool access; or a certified underwater alarm. It's one of the four, not all four.
